Overview

The price-per-pyeong calculator converts a Korean property's sale or presale price into the price per pyeong (the customary Korean area unit, 3.3058㎡) and per square meter. Enter the total price and the area in pyeong or ㎡ to get the unit price, or work backwards from a per-pyeong price to estimate a total. You can choose which area basis to use — supply area, exclusive (net) area, or land area — which is essential for fair comparisons between listings.

Formula

Pyeong = area(㎡) × 0.3025 (1 pyeong = 3.3058㎡)
Price per pyeong = total price ÷ pyeong
Price per ㎡ = total price ÷ area(㎡)
Reverse: total price = price per pyeong × pyeong
e.g., a 34-pyeong (112.40㎡) apartment at ₩850,000,000 → ₩25,000,000 per pyeong, ₩7,562,500 per ㎡

How to Use

  1. 1Choose the direction — total price to unit price, or per-pyeong price back to a total.
  2. 2Select the area basis (supply, exclusive, or land area) and the input unit (pyeong or ㎡). Presale prices are conventionally quoted per pyeong of supply area.
  3. 3Enter the area and the total price (or the per-pyeong price) in units of 10,000 KRW.
  4. 4The calculator shows the per-pyeong and per-㎡ prices with the pyeong↔㎡ conversion.

Examples

Price per pyeong of a standard family apartment

A 34-pyeong (112.40㎡ supply area) apartment purchased at ₩850,000,000.

DirectionTotal → per pyeong
Area basisSupply area
Area34 pyeong
Total price₩850,000,000
Result₩25,000,000 per pyeong and ₩7,562,500 per ㎡ (34 pyeong = 112.40㎡).

Estimating a presale total from the per-pyeong price

A development quoting ₩20,000,000 per pyeong, for a unit with 112.4㎡ of supply area.

DirectionPer pyeong → total
Area112.4㎡
Price per pyeong₩20,000,000
ResultTotal ≈ ₩680,020,000 (112.4㎡ = 34.00 pyeong × ₩20,000,000).

Officetel priced on exclusive area

A studio-type officetel with 59.9㎡ exclusive area bought at ₩320,000,000.

Area basisExclusive area
Area59.9㎡
Total price₩320,000,000
Result18.12 pyeong of exclusive area → about ₩17,660,000 per pyeong and ₩5,342,237 per ㎡ — higher than a supply-area figure would be, as expected.

Background

The pyeong is a traditional Korean unit equal to a square of six ja (~1.818m) per side: 1 pyeong = 400/121㎡ ≈ 3.3058㎡, and practitioners convert ㎡ to pyeong with the customary factor 0.3025. Korean law requires official documents (property registers, transaction reports) to use square meters, yet market conversation and presale marketing still quote prices per pyeong. The critical caveat is the area basis: apartment per-pyeong prices conventionally use the supply area (exclusive + shared residential area). A typical 84㎡-exclusive apartment has roughly 108–115㎡ of supply area (33–35 pyeong), so computing on exclusive area makes the same home look over 30% more expensive per pyeong.

Tips

  • ✔Always compare per-pyeong prices on the same area basis — mixing supply-area and exclusive-area figures distorts any comparison.
  • ✔For a typical 84㎡-exclusive (≈34-pyeong supply) apartment, dividing the price by 34 gives the commonly quoted per-pyeong figure.
  • ✔Land is priced per pyeong of lot area; zoning (BCR/FAR limits) drives large per-pyeong differences even within the same neighborhood.
  • ✔Cross-check with actual transaction prices on Korea's disclosure portal (rt.molit.go.kr) — asking prices and closed prices can differ meaningfully.

FAQ

Q. Which area do Koreans use for the per-pyeong price — supply or exclusive?

By convention, apartment prices per pyeong use the supply area (exclusive area plus shared residential area). An apartment with 84㎡ exclusive / 112.4㎡ supply area selling at ₩850,000,000 is quoted as ₩25,000,000 per pyeong. On its 25.4 pyeong of exclusive area the same home computes to about ₩33,000,000 per pyeong, so always match the basis when comparing.

Q. How do I convert square meters to pyeong exactly?

Multiply the area in ㎡ by 0.3025. Since 1 pyeong = 400/121㎡ ≈ 3.3058㎡, 112.4㎡ × 0.3025 = 34.00 pyeong and 59.9㎡ × 0.3025 = 18.12 pyeong. The 0.3025 factor is the standard convention in Korean real-estate practice.

Q. How do I estimate a total price from a per-pyeong quote?

Total price = price per pyeong × pyeong. Convert ㎡ to pyeong first (× 0.3025) if needed. A development quoting ₩20,000,000 per pyeong would price a 112.4㎡ (34.00-pyeong) supply-area unit at roughly ₩680,000,000.

Q. Is land priced per pyeong differently from apartments?

Land uses the lot (land) area with no supply/exclusive distinction. Zoning determines how much can be built (coverage and floor-area limits), which is the main driver of per-pyeong differences between nearby parcels. Official assessed land values are published per ㎡ — multiply by 3.3058 to view them per pyeong.
