Formula

Total Score (84 max) = Homeless Period Points (max 32) + Dependent Count Points (max 35) + Savings Account Tenure Points (max 17)

Homeless Period: Under 1 yr = 2 pts, 1–2 yrs = 4 pts, … 15+ yrs = 32 pts (2 pts per year)
Dependents: 0 = 5 pts, 1 = 10 pts, 2 = 15 pts, 3 = 20 pts, 4 = 25 pts, 5 = 30 pts, 6+ = 35 pts
Account Tenure: Under 6 mo = 1 pt, 6 mo–1 yr = 2 pts, … 15+ yrs = 17 pts (1 pt per 6 mo–1 yr increment)

Tips

  • The homeless period is counted from age 30 for unmarried applicants. For married applicants, it starts from the marriage registration date if married before age 30.
  • Special supply categories (newlywed, first-time homebuyer, multi-child families) operate separately from the point system — check your eligibility first.
  • Subscription account tenure maxes out at 17 points after 15 years. Maintain your account consistently without closing it.
  • Dependents carry the highest weight (up to 35 points). Registering a spouse and direct ascendants in your household can significantly boost your score.

Q. What is the maximum subscription score?

The maximum score is 84 points: 32 for homeless period, 35 for dependents, and 17 for savings account tenure. In popular Seoul developments, the winning cutoff typically falls in the 60–70 point range.

Q. Who qualifies as a dependent?

Eligible dependents include a spouse (who must be homeless), direct ascendants aged 60+ who have lived in the same household for 3+ years, unmarried direct descendants, and spouse's direct ascendants in the same household for 3+ years. Ascendants who own a home do not qualify, and separated family members are generally excluded.

Q. How is the homeless period calculated?

The homeless period is calculated from age 30 as of the recruitment announcement date. If married before 30, it starts from the marriage registration date. If you previously owned a home and sold it, the homeless period restarts from the disposal date.

Q. What is the difference between point-based and lottery-based allocation?

The point-based system selects winners by ranking applicants on their homeless period, dependents, and account tenure. The lottery system randomly selects winners from eligible applicants. Private housing units 85㎡ or smaller lean toward point-based allocation, while units over 85㎡ lean toward lottery-based allocation.
