Overview
The National Housing Bond Calculator computes the mandatory bond purchase amount and the immediate resale discount cost when registering real estate in Korea. The purchase rate varies by property type, region, and standard market price. If you resell the bond immediately, you can preview the actual discount cost (the difference between face value and market price).
Formula
Bond Purchase Amount = Standard Market Price x Purchase Rate (%) Purchase Rate: Tiered by property type, region, and price bracket Discount Cost = Face Value x (1 - Discount Rate / 100) Example: Standard price KRW 500M, Seoul housing, 5% rate → Bond KRW 25M With 4% discount rate → Discount cost ≈ ~KRW 1M
How to Use
- 1Enter the standard market price (or sale price) of the property.
- 2Select the property type (apartment, detached house, officetel, etc.).
- 3Select the location (Seoul, metropolitan city, other region).
- 4Click Calculate to see the bond purchase amount and immediate resale discount cost.
Tips
- ✔Most buyers immediately resell the bond and only bear the discount cost. The discount rate fluctuates daily based on market interest rates.
- ✔Holding to maturity (5 years) returns the full face value plus interest, but your funds are locked up for the entire period.
- ✔The standard market price may differ from the actual transaction price. Check the official assessed price on the Ministry of Land's public price portal for accuracy.
FAQ
Q. Who is required to purchase the National Housing Bond?
Bond purchase is mandatory when registering property ownership transfers (sales), initial ownership registrations, and mortgage registrations. The buyer (registration applicant) bears the purchase obligation, and the amount is determined based on the standard market price.
Q. What is the discount cost?
When you immediately resell the bond at a bank after purchase, it sells below face value — the difference is the discount cost. For example, a bond with a face value of KRW 25 million sold at a 4% discount rate results in an actual cost of approximately KRW 1 million.
Q. What are the benefits of holding until maturity?
Holding until maturity (5 years) returns the full face value and pays approximately 2-3% annual interest during the holding period. You recover the entire amount without discount costs, but you must consider the opportunity cost of locked funds for 5 years.
Q. Are there any exemptions from the bond purchase requirement?
Properties with a standard market price below certain thresholds (e.g., KRW 20 million or less in non-metropolitan areas) may be exempt. Additionally, national merit holders and persons with disabilities may qualify for reductions or exemptions — check the relevant regulations.
