Overview

The Acquisition Tax Calculator automatically computes the acquisition tax due when purchasing real estate (houses, land, commercial properties) in Korea. Tax rates vary based on property price, size, number of properties owned, and whether the area is a regulated zone. Higher tax rates apply to multi-property owners. This tool helps you understand your exact tax obligations before buying property.

Formula

Acquisition Tax = Acquisition value × Tax rate

Residential tax rates (single homeowner):
- Up to 600M KRW: 1%
- 600M ~ 900M KRW: 1~3% (graduated)
- Over 900M KRW: 3%

Multi-property surcharge (regulated areas):
- 2nd property: 8%
- 3rd+ property: 12%

Additional rural special tax and local education tax apply.

FAQ

Q. When is the acquisition tax due?

Acquisition tax must be reported and paid within 60 days of the acquisition date (whichever is earlier: final payment date or registration date) to the local government office. Late payment incurs a 20% penalty plus late payment surcharges.

Q. How much do tax rates differ between single and multi-property owners?

Single homeowners pay 1-3% based on property price, while in regulated areas, 2nd property owners pay 8% and 3rd+ property owners pay 12%. In non-regulated areas, rates are 1-3% for 2nd properties and 8% for 3rd+.

Q. What is the first-time homebuyer tax reduction?

First-time homebuyers purchasing properties valued at 1.2B KRW or less can receive up to 2M KRW reduction in acquisition tax. There is no combined household income limit, but the buyer must be a non-homeowner (as of 2025).

Q. Are there additional taxes beyond acquisition tax?

Yes. Rural special tax (10% of acquisition tax) and local education tax (10-20% of acquisition tax) are also due. Additionally, registration tax and judicial scrivener fees apply when registering the property.
