Overview
The Reconstruction Contribution Calculator estimates the additional contribution union members must pay in reconstruction or redevelopment projects. It compares the appraised value of existing property rights against new apartment prices to calculate contributions or refunds, including the excess profit recapture levy.

Contribution = New apartment price - Rights value Rights value = Previous property appraisal × Proportional rate Proportional rate = (Total sales revenue - Total project costs) ÷ Total previous appraisals × 100 Excess profit levy = (Excess profit - Exemption 30M KRW) × Rate (10-50%) Excess profit = End property value - Start property value - Normal appreciation - Development costs Example: Previous appraisal 500M, proportional rate 110%, new price 800M Rights value = 500M × 110% = 550M Contribution = 800M - 550M = 250M KRW

Q. What is the proportional rate?
The proportional rate indicates project profitability, calculated as (total sales revenue - total costs) ÷ total previous appraisals. Above 100% means good viability with lower contributions; below 100% means higher contributions.
Q. How much is the excess profit recapture levy?
Progressive rates of 10-50% apply to excess profits minus the 30M KRW exemption. For 50M excess profit: (50M-30M) × 10% = 2M KRW. For 100M: approximately 7M KRW with progressive rates.
Q. What is the difference between contribution and refund?
If rights value is less than the new price, you pay the difference as a contribution. If rights value exceeds the new price, you receive a refund. Choosing a smaller unit may result in a refund.
Q. What is the difference between reconstruction and redevelopment?
Reconstruction demolishes and rebuilds existing apartments based on building age. Redevelopment involves urban renewal of detached/multi-family housing areas, including infrastructure improvements like roads and parks, resulting in different contribution structures.
