Overview

The Jeonse Deposit Calculator determines an appropriate jeonse deposit amount and comprehensively analyzes the jeonse-to-price ratio, wolse conversion, and deposit insurance eligibility. Use it for safety assessments based on deposit levels, deposit return risk evaluation, and financial planning for securing a jeonse.

Formula

Jeonse-to-price ratio = (Jeonse deposit ÷ Sale price) × 100
Wolse equivalent = Jeonse deposit × Conversion rate ÷ 12

HUG deposit insurance eligibility:
- Jeonse ratio within 90% (Seoul metro)
- Jeonse ratio within 100% (non-metro)
- Deposit under 700M KRW (metro), 500M KRW (non-metro)

Example: Sale price 500M, Deposit 350M
Ratio = 350M ÷ 500M × 100 = 70%
Wolse equivalent (5% rate) = 350M × 5% ÷ 12 ≈ 1.458M KRW

Tips

  • Always file a residency report and get a confirmed date to secure priority repayment rights.
  • HUG deposit insurance protects you if the landlord fails to return the deposit.
  • Check mortgage lien amounts on the property registry to calculate the actual jeonse ratio.
  • Request the landlord's tax payment certificates to assess tax delinquency risk.

FAQ

Q. How do I determine an appropriate jeonse deposit?

Judge by the jeonse ratio (deposit ÷ sale price). Below 60% is very safe, 60-70% is appropriate, 70-80% requires caution, above 80% is risky. Always add mortgage lien amounts to verify the actual ratio.

Q. What is 'kkangtongjeonse' (under-collateralized jeonse)?

It refers to a jeonse where the deposit approaches or exceeds the sale price. If property values fall, the deposit may not be fully recoverable. Risk exists when mortgage liens plus deposit exceed 80% of the property value.

Q. What is HUG jeonse deposit insurance?

Insurance from the Housing and Urban Guarantee Corporation (HUG) that reimburses your deposit if the landlord fails to return it at contract end. Premiums are about 0.1-0.2% annually, subject to eligibility requirements (jeonse ratio, deposit limits).

Q. How can I protect my jeonse deposit?

File a residency report and get a confirmed date for priority repayment rights. Enroll in deposit insurance (HUG, SGI). Check the property registry for liens and seizures, and verify the landlord's tax payment status.
